Selling a home? How I work for you.
Like many sellers, you might assume that your real estate agents job is to help find a ready, willing and able buyer to purchase your home. As true as that statement is, it is only the beginning. There are lists of other tasks that I perform as my fiduciary duty, to making sure your needs and objectives are met.
Of course the first thing we go over is the basic Real Estate Principles. How the process from beginning of listing appointments to the close of the transaction works.
But back to the main point of how some might think all their listing agents to is find a buyer. Once a buyer is found for your home, I work with you through the entire purchase and sale agreement, usually consisting of the following pages:
A: Discuss and explain the Purchase and Sale specific and General terms.
B: Discuss the Financing Addendum and if it is favorable to your goals.
C: Go over the Inspection Addendum (when completed) or time table of Inspection Add.
D: Carefully go over the conditions of the “Optional Clauses” Addendum.
E: Go over the Contingency Addendum datelines (when appropriate).
F: Additional clauses Addendum and its implications.
G: Agency disclosure Addendum making known who represents who.
H: Utilities Addendum overview.
Now before we even get to a purchase and sale agreement, there are important steps to be taken when putting your home on the market such as:
Research our home’s value by providing you with a comprehensive comparative market analysis.
Assist you in determining a price that will provide you with the highest return in the shortest period of time.
Market your property by preparing your home for a good first impression.
Market your home to buyers and other agents with buyers, who are looking for homes in your price range.
Negotiate the purchase by assisting you in working through the purchase and sale agreement.
Negotiate with buyer and buyers agent on your behalf.
Track contingencies and make certain contract deadlines are met.
Work with Escrow company to make sure all the documents needed are in order and are completed in a timely manner.
Of course other situations might arise in the course of the selling process, and I am here on your behalf to you help if they do.
