Does the new NAR rules seem confusing to you? There were so many articles written with “click bait” headlines when the ruling first came out earlier this year, it is no wonder people are confused (even misinformed). Luckily for Realtors that belong to the NWMLS, much of the confusion that agents and buyers had will not be an issue. We still display the “buyers agent compensation” in the listing forms, so everyone is on the same page. There is one change (that I and my broker REAL Broker LLC have been doing for years already) is that buyers and buyers agents will need to sign a “buyers/broker agreement” before showing properties. It is similar to when a seller and listing agent sign a contract. It identifies who works for who and the fiduciary duties that follow. Below is a statement explaining what is happening nationally with MLS’s that are participating in the new NAR rules.
The recent NAR settlement introduced changes designed to enhance transparency and trust in real estate. As of August 17th, these changes are officially now in place. Here is what you’ll see:
No More Compensation Details in MLS: This means that compensation agreements will no longer be publicly listed, allowing for more tailored and confidential discussions about terms.
Written Agreements Required: Before we tour any homes together, we’ll need to have a written agreement in place. This ensures that both parties understand and agree to the terms of our professional relationship right from the start, making every step as straightforward as possible.
