Remodel or Sell as is??

There are always questions from home sellers when it comes time to put your house on the market, and “should we remodel BEFORE we list?” is near the top of the list.

Well, that depends on your goals and more importantly, what type of updates does your home need? Here are a few low cost updates that almost everyone can do to make their home more attractive and fresh.

1. Fresh paint. It is an affordable update that you can do yourself that will make your home ‘pop’. Remember to use light, neutral colors so more customers can imagine themselves living there.
2. Countertops and hardware. While this is a higher cost upgrade, new countertops are the best way to really update the look of your kitchen, one of the most important rooms in the house. Another quick fix to update your kitchen and bathroom may be to simply change out the handles/pulls and even floors in the smaller areas.

1. An average kitchen remodel will cost approximately $23,452 for a return of $20,801 value increase (92%)
2. Exterior veneer stone accents average $9357 for a return of $8943 value increase (95.6%)
3. Bathroom updates will average a $1.71 return value for every $1 spent on upgrades.

Of course there are variables that go into figuring out what percentage of return you will realize. If a home currently has green shag carpet from the 70’s (yuck), installing hardwood floors will make a huge difference and you will get a huge return on your investment. If you change out your grey granite countertops for slightly less grey countertops, your return on investment will be negligible.
