The seller’s disclosure is good for buyers AND sellers, as it brings complete transparency to the transaction while minimizing delays further down the road. In Washington State, professional real estate agents use a “Form -17”, AKA “Sellers Disclosure Statement”. The great thing about this form is that it allows sellers to clearly disclose what they know in a systematic fashion. The form contains questions about almost every major facet of home functions (electrical, foundational, water, roof etc) and gives you optional answer boxes to check. An example question would be:
“Has the roof leaked in the last five years?”. You would check a box indicating 1: YES 2: No 3: DON’T KNOW
It’s ALWAYS best to disclose everything you know, both good and bad about your home to a prospective buyer.
