While this post is meant for everyone who owns a home, I particularly like to point these tips out to my Bellingham (Ferndale, Lynden and all Whatcom county) home sellers. One of the most common questions I get from customers when I first meet with them to list their home for sale is “is it worth doing….’ X’ before we put our home on the market?”.
It always depends on what is happening in the Whatcom County housing market to get a “correct” answer.
If the market is what we would consider “neutral”, meaning home buyers and sellers have no advantage over one another because of market/inventory conditions, then you would want to consider your finances and your competition in the market place before deciding. Is there lots of inventory in your price range? Is the competition newer with more updated features? Do you need landscaping and roof replacements? If so, it may be worth investing in some updating to not spend to many days on the market.
If the market currently favors sellers, you may want to do as little renovation as possible because many times buyers are willing to overlook certain needed upgrades just to get into a home in their price range. Many buyers are willing to take on that responsibility at a later date, and actually prefer being able to choose the styles they like anyway.
