A big slowdown to the Whatcom County home stats to start off 2021!
Usually we see a slow down during the holiday season, but as you can see here, we REALLY slowed down as the new year began. The following comparison is from my last report from mid December. You can really see that although the normal holiday slowdown was expected (in my last report), the second drop off on this report is odd. It may just be a blip from people celebrating the new year, or it could be a result of low inventory compounding itself. If there are not enough homes for people to buy, they are hesitant to put their current home on the market etc. Let’s take a look at the comparison!
Mid December New Listings 15 vs First Week in January 35 (-16)
Mid December Back on Market 4 vs First Week in January 10 (+6)
Mid December Price Reduced 20 vs First Week in January 9 (-11)
Mid December Price Increased 8 vs First Week in January 2 (-6)
Mid December Contingent 4 vs First Week in January 2 (-2)
Mid December Expired 4 vs First Week in January 23 (+19)
Mid December Pending 100 vs First Week in January 72 (-28)
Mid December Sold 94 vs First Week in January 46 (-48)
Mid December Canceled 3 vs First Week in January 6 (+3)
One thing of note regarding the large difference between December/January “Expired” stat is that most contracts have expiration dates that land on the end of the month.
